Room Occupancy: two-person maximum. Children over the age of 12 are most welcome.
Minimum Stays: During the high season (Jun 1 – Oct 31) we require a two-night minimum weekend stay (Friday/Saturday or Saturday/Sunday). We have a three-night minimum stay during Jazz Fest and the Wooden Boat Festival.
Discounts: Weekly discount of 15%, Monthly discount of 25%.
Deposits: A deposit equal to your first night’s stay is required to guarantee your room reservation. The balance, due upon check-in will be automatically charged to your credit card.
Cancellations and Refunds: We are a small B&B and are greatly affected by cancellations. We ask for your understanding of our strict policy should you wish to cancel or change your reservation for any reason. Full refund for cancellations made within 48 hours of booking, if the check-in dates is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. Reservations during Jazz Fest or the Wooden Boat Festival require (30) days advanced notice. All refunds will be issued by check and mailed within a week.
Arrival/Departure: Check-in is from 3:00 to 6:00 p.m. Checkout is at 11 a.m. Checking in after 6 p.m. is by prior arrangement only. Reservations must be made at least 3 days in advance.
Safety & Security Measures: The front entrance can be accessed only by code which is given to guests prior to their stay. The code number is changed out on a weekly basis. Guest rooms are key locked – keys will be given upon check-in. Smoke alarms are in every room and carbon monoxide detectors are on each floor. Fire extinguishers can be found in the upstairs hallway and in the kitchen. There are flashlights in each bedside drawer and emergency lights plugged in each bedroom. Nightlights are place in stairwells and bathrooms.
Wireless Internet: Guests agree that internet will only be used for legal purposes and not for any illegal activities.
Eco-Efforts: We renovated the building using bamboo flooring and low VOC paints. Old appliances were replaced with new energy-efficient models. We use compact fluorescent bulbs in most light fixtures. Thermal insulated shades and curtains are on all bedroom windows. We try, with ours guests’ assistance, to keep laundry to a minimum and we use biodegradable cleaners. We do not use pesticides in our gardens or anywhere else on the property. Our goal is to set a high standard of service, while impacting the earth as little as possible.
Smoking: Robin’s Nest provides a smoke-free environment both in and around the building.
Quiet: We ask that guests be respectful of one another. Though we are in a peaceful urban area, we are located at the top of a hill and there can be some street noise. We apologize in advance for this and provide sound buffering window shades and curtains plus fans in each room to help mute the volume. In addition, we have added a sound buffering to the wall separating Finch’s Perch and Sparrows Perch.
Damages: We understand that accidents can happen. Please let us know right away if you accidentally cause damage. We take pride in keeping guest rooms and their contents in great condition. We may ask you to pay for damage that exceeds normal wear and tear. Our antiques have had their value assessed by a reputable local dealer whose documentation will be used for reference.
Liability: There are no safes in the rooms at Robin’s Nest. Upon registration, guests release us from all liability associated with loss or damage to items stored in rooms.
Use of Personal Information: We use personal information to process your reservation requests, provide confirmation emails and send you notices of seasonal specials we may offer. If you choose to, you can easily opt out of future communications.
Security Policy: Your payment and personal information is safe when booking your reservations with our online third party hosts. Their SSL software is the industry standard for secure commerce transactions. They encrypt all your personal information, including credit card number, names and addresses, so they cannot be read over the Internet.
Items Left Behind: When requested, personal items left behind will be mailed to you for a flat fee of $25. Larger items will be charged accordingly.
